Since writing this review, Festiva has posted several updates on their website and owners have received letters concerning ongoing repair work. The news may not be good for owners but I appreciate that Festiva is communicating.

Festiva/whoever owns Peppertree Atlantic Beach Phase ll have refused to accept my deed back - FREE. They can have it - and my money - I WANT OUT!

Their buildings were built to *** standards and are falling apart. Owners and management of the resort refuse to respond to any inquiries. They refuse to post any up-to-date info about repairs.

All I want to do is give up my deed and be done with this piece of s*^$# resort. PABll HOA - please declare bankruptcy and give us the option of turning in our deeds as they did for PABl owners.

Reason of review: Bad quality.

Monetary Loss: $10000.

Preferred solution: Accept my deed turn-in and terminate my ownership.

Festiva Pros: Affiliation with rci before pabll issue.

Festiva Cons: Lack of communication.

Location: Atlantic Beach, North Carolina

I was informed by an attorney, that we can have a deed prepared, and record it at the Register of Deeds in Carteret County. I contacted the Register of Deeds, and they said they will record a notarized deed, giving the property back to Festiva.

This is what we plan to do as soon as possible.

Could you give me any further information about this?

Festiva is NOT group to join. Very hard to get in touch with anyone.

Hard to find a week or 3 days that are open at any of their facilities. Find another group to JOIN...Instead of FESTIVA

Check out Peppertree bankruptcy at www.tugbbs.com (Timeshare users group forum). Several posts about this situation.

If anyone has any information about legal options I would be very grateful.

I just submitted a complaint with the North Carolina Attorney General's office. Will post results when/if I hear from them.

My original paperwork specifies PABI owned the indoor pool/ clubhouse and other structures that PABII owners are now being billed for.

Once PABI went bankrupt how did their property become our responsibility. I'm mailing the NC AG all the paperwork I have to support my claim PABII is acting illegal and violating our owners rights.

We did this as well but the state did not do anything to assist us. They accepted a scripted response from festiva an essentially closed my complaint

This is exactly what happened to me as well. Has anyone had any success with hiring a lawyer in this case? I am looking for a reputable lawyer who has had success with this issue.

I also have wondered the same thing and was advised to file a complaint with the NC Attorney Generals office. Now I am going to follow through.

I am so tired of the lack of communication and accountability with this group. I would like to think that a class action lawsuit could be filed. I had just bought a week, used it once, now can't sell or trade, have been denied access, and now have been billed over 550.00 for my share of the repairs.

This story could go on forever.

Call one of those cancel companies- we did. There are several but we chose Timeshare Discharge because of their customer service and pricing.

Owned at Church Street for 3 years and just got released. There are several companies on the internet that do this.

Thanks. Did not know about this before.

The N. Carolina has demanded a response from some company that is involved over and above Festiva at my home resort.

Congrats on finding a way out!. Rick Coffey.

I had the same experience, I just want them to cancel my deed. They refuse and won't give me any information as to when the property will be reopened.

I own deeded week at PABII. Paid my $690 dues for unit that I will not be allowed to use.

Adding insult to injury, just got notice today there will be a special assessment every year for three years starting this June. So they want me to pay twice in one year, for which I get nothing in return. I also filed complaint with AG's office. They sent a letter to Peppertree giving them 15 days to respond to the complaint.

That was over a month ago and have heard nothing. When I talked to AG's office they made it clear there is nothing they can do.
